Depending on the space you are renting out, a living room is not necessarily vital unless you have a specific target audience you want to attract.

For example, if you want to attract guests who will be there for a staycation, a cozy living room with a smart TV will add flying colors to your ratings.

A Working Table And A Comfortable Chair


Airbnb requires a working table and a comfortable chair before you can declare your listing as a business-friendly home.

Some homes choose a dining set where the height is just lovely to be laptop-friendly, and the chairs are well-cushioned for a 2-in-1 function, a dining and working table.

You can do that too if your space allows it.

For small apartments using space-saving pieces of furniture such a wall-mounted drop leaf table as a working table/dining table, be sure to make its height laptop-friendly. Tricky to achieve, since guests come at different heights.

A working table and chair need not be in the living room. If your bedroom still has a space for it, you can put it in there, too. As for me, I would not want to put my working space in my sleeping area.

 

 

Reliable High-Speed Internet Connection


It’s hard to advise you about the specific speed of the internet connection you should get. Not all countries are created equally, LOL.

A 1 Gbps Fibre internet connection in Singapore has the same cost as a 20 Mbps Fibre connection in Manila, at least as of writing this post.

While 1 Gbps will probably make business-travelers happy, especially those who rely on the internet for their work. It’s not practical to catch up with the “competition” when there is no competition to begin with. LOL. Just get an above-average regular package wherever your location is.

 

Electric Charging Station


Some foreign guests don’t have any idea what type of plug the country has until they reach the destination and realize that they cannot use their gadgets’ chargers.

Providing a universal charging station will be helpful, especially for business travelers.

There are those with multiple socket holes for USB or universal sockets for laptops and mobiles. Look for those that can support 110 to 250 Volts.

 

 

Table Lamp/A Good Light Source


Some people don’t want to work using ambient light or the default light bulbs in the ceiling. Sometimes, providing an excellent source of working light nearby the working space, such as a table lamp, will help these business travelers do their work more efficiently.

 

 

 

When you create your listing, you must declare if your space is suitable for children from 2 to 12 years old. Unticking that box will make families look for other accommodations while checking it will make your listing a “family-friendly” home.

 

To Attract Families That Are Planning To Just Chill Out, Consider:

 

A Television


A TV with clear local channels is a good starting point. However, it will not make you stand out if you are competing with homes that plan to attract families on vacation.

Some homes get a cable TV subscription. Cable TVs had become way behind the competition, especially when the Smart TVs were introduced.

If I am to compete with the nearby accommodations offering cabled TVs, I might as well get an affordable smart TV. Together with a reliable internet connection,  getting a video streaming service such as Netflix will most likely devour the competition.

 

 

Telephone For Making Local Calls


Some families on vacation want to relax and cooking their meals is not a part of their itinerary. To help them with food deliveries, providing a landline phone that can make free phone calls will be appreciated. Most of the time, they already include a local landline phone for free in an internet service subscription. Check with your provider.

It also helps to leave some pamphlets of your recommended food delivery services, if there’s any. You can also recommend your trusted food delivery App.


 

If you can design your home in such a way that it would appeal to all types of guests, then your house will undoubtedly be way ahead of the competition instead of just targeting a kind of audience. But since starting out can be costly, choosing only one type of guest will already be good enough. Just add more items as income comes in.

 

Regardless of the audience, your home wishes to attract, have the generic items as basics.

 

Functional Sofa


When I say functional, I mean a sofa that can comfortably sleep another guest, such as a sofa bed. If your home charges for an extra guest, you can declare the sofa bed as a bed for another person.

 

 

Air Conditioner Or Fan


If you have a small apartment, the bedroom and the living room can have a shared air conditioning source. Check with your provider what cooling capacity should you get with the size of the space.

For bigger homes, fans in the living room might already work – unless your home is in a very hot country. To know what your living room needs, it’s best to stay in your Airbnb space for at least a day so you’ll know how hot it can get without an air conditioner. Or if you plan to provide fans, experiencing the heat first hand will let you know how many fans should you be getting.

 

Few Decoratives


A few wall accents to add color to your living room will go a long way in making your listing stand out. Sometimes, if your wall is already painted nicely, you don’t even need to add anything to it. Whatever it is you put, make sure they are easy to clean or not easily breakable (since you might have clumsy toddlers as guests).

 

You can never please everyone. When you are just starting out, it’s better to furnish your home to make a specific group of guest happy than trying hard to please all types of guests, squeezing your budget and in turn sacrificing the look and quality of the things you can provide. You can add more items and target additional types of guests as your business profits.
